Heukseok 2 Reorganization Promotion Zone, which is the gateway for Heukseok New Town, has the geographical advantage of being adjacent to Subway Line 9, the Han River, Chung-Ang University Hospital, but it falls behind in terms of infrastructure and residential environment. When developing the area, the key point was to secure maximum floor area ratio and at the same time secure the symbolism of Heukseok-dong’s entering area. We located office-tel and retail facilities of 400% FAR on the front side, and residential complex of 500% FAR that applied railway station sphere shift so as to maximize business value and land usage efficiency. In addition, a street shopping district is formed following the entry road to promote street vitalization of Chung-Ang University Street and the connectivity with the surrounding area.
